Cloud 7 LLC engaged VaST to determine what could be made of an old automobile repair shop just East of Downtown Boulder. After a number of months of site investigation, including a Phase 1 and a Phase 2 sub-surface study, VaST designed a mixed-use building that included 1,000 SF of street level office/retail space and three 2,000 SF residential units, designed for Families, which included an extensive “back yard” on the roof. Preliminary pricing for the project determined that the contract price on the property was too high and unfortunately the sellers were unwilling to negotiate the final sales price.
