After years of use as a rental, this complete remodel transformed a typical tri-level into a modern, energy efficient home the owner could be proud of. No square footage was added, yet the home has plenty of room for a family of three. Two upper floor bedrooms were combined into a master suite with stackable laundry, walk-in closet, and built-in desk. The lower bedroom and family room were combined into two bedrooms and the lower level bathroom and laundry closet combined into new full bath. The kitchen was completely re-done and a front porch added.
Gregg Olsen first came to VaST with a terrific second floor addition plan designed by one of his architect friends for free. It was a cool plan with a roof-top deck off of a new master suite and a barrel vaulted roof structure. He wanted to know if he could realize the plan for $250,000. We explained that would need $350,000 to $400,000 to do an addition of that scope.
We talked more about what he wanted and needed and found that what was important to him was to make the house look good and increase the outdoor living space with a front porch. He expressed a desire to do the project "green" as well. We explained that if he really wanted to do a “green” remodel, the best approach would be to work within the confines of the existing structure. Gregg actually left our office a bit disappointed, but he called us back about six weeks later and asked if he could do his remodel for about $150,000. He ended up with an appropriately sized, functional, good-looking, green remodel.
This original 1960s split level was ugly. The completed recycled house one of our favorite projects. We are very proud of the outcome and hope to do many more of this type of remodel in the future. In May 2009 the home was included on the Historic Boulder Landmarks of the Future Tour.
